Why You Should Have A Buyer’s Agent For New Construction Homes

     

    New builds have an allure. I think we can all agree that it’s the nicest feeling to move into a home that you know hasn’t been ‘tainted’ by anyone else. However, why should you consider having your own representation when looking at new construction builds? New builds will always have their own building agent, but you need someone who also has YOUR best interests at heart; cue real estate agents.

    There is a misconception that its easy as picking the lot and floor plan you want, signing, and living happily ever after in your new home, but Its not a turn key situation. So here are some things to consider.

    What is a builder’s agent?

    The home builder is considered the seller, and the agent representing the seller is called the builder’s agent. Typically, builder’s agents have the best interests of their own client. Why? Because the builder (aka the seller) will be responsible for paying the commission, and needs to know if you’ll have a real estate agent representing you. So bringing your agent to the first visit will make it clear that the builder’s agent will be responsible for paying commission. Some builders might even refuse to pay your agent a commission if you don’t register the agent the first time you visit the home on a new construction site.

    What a buyer’s agent can help you with:

    1. Negotiating extras – If you want any upgrades to the home, such as countertops, appliances, amenities, etc. paint color, garage door, a buyer’s agent has you covered for what you want.
    2. Builders will sometimes steer you into a mortgage that works best for them and not you – Having your own representation can help you avoid this.
    3. Home inspections – Builder agents won’t push an inspection on you so its best to hire a realtor to catch things that you wouldn’t normally think about, so you don’t end up buying a mess.
    4. Representation throughout the entire buying process – Your buyers agent will make sure that the builders are reputable, and will not put you at a disadvantage. This doesn’t mean that new construction homes are malicious and out to get you, its just business. They want as much money as possible, just like how you want the most for your money. With a reputable buyer’s agent, you get to step back and let them know exactly what you want and need, and their job is to make sure you get that! You get to relax and know they’ve got you covered.
